ANSWERS TO COMMON QUESTIONS

What is Ion?

It’s a high-quality Lincoln Park community designed with Chicago professionals, college students and recent graduates in mind. Ion features a variety of spacious, furnished apartments plus a full set of community features such as a clubroom, fitness center and more.

Is Ion part of DePaul University?

No, Ion is a privately owned and professionally managed community and is home to both students and non-students. Many students and recent graduates from DePaul, UIC, Loyola and other colleges and universities call Ion home, along with others attracted to the social lifestyle of the Lincoln Park neighborhood. Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other residents. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Ion offers both per-person and per-apartment contracts. Instead of requiring all roommates to sign a joint lease, each person at Ion can elect their own individual contract, with one person per bedroom, under which you are only responsible for paying for yourself — not your roommates. With an individual contract, even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom. Click here to see a sample Housing Agreement.

What is included in the rate?

Each resident at Ion pays a flat rate plus a $99 Utility/Amenity fee that includes:

  • High-speed Internet
  • Water/sewer
  • Electricity
  • Heat/AC
  • Trash removal
  • On-site laundry
  • Furnishings
  • Amenities — (fitness center, etc.)

What size are the apartments?

The spacious accommodations at Ion range from 2- to 4-bedroom with available private bathrooms.

When do the contracts start and end?

Ion offers both a 12 installment option and various alternate contract term lengths of 3, 6 and 10 installments. Please contact our staff for details.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Ion also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Ion?

Your living costs at Ion can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Ion. Normal payment deadlines will continue to apply.

Are the apartments furnished?

Yes, all apartments at Ion have a furniture package that includes a full size bed, wardrobe, desk and chair in each bedroom. Sofa, coffee table, entertainment stand and bar stools in the kitchen. Furniture packages may differ from bedroom to bedroom and unit to unit. To see a sample of the furniture and other finishes, please visit our model residences.

Is Ion open to non-students?

Yes. Many residents at Ion are students at area colleges and universities such as DePaul, Loyola and UIC, and the per-person contracts are designed to be convenient for student residents. Nonetheless, Ion is an Equal Opportunity housing provider and welcomes applications from both students and non-students. Residents with children are welcome as well, subject to potentially increased occupancy limits. Because of the need to match student roommates, non-students will be assigned to apartments only with other non-students, except with consent of all residents of the apartment.

What kind of safety and security are provided?

Ion has fire sprinklers, and electronic locks plus individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Ion is a no-pets community. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to limits on occupancy and roommate consent, after checking in with our 24-hour door staff.

Can I park my vehicle at Ion?

Ion has an attached parking garage. Spaces are available on a first-come, first-served basis for an optional additional charge.

What other transportation options will I have?

Ion is just blocks from the Fullerton CTA Red/Brown/Purple train stop. There are also bus stops located just outside the community.

Can I see a model apartment?

Yes. Please request an appointment for a personal tour, or just stop by to see us and we’ll be happy to show you the community.
